The existing multiple dwellings and structures on the site will be removed to facilitate the proposed development. The site is within a great location, with frontage to Kern Avenue.

The residential building provides private open space in the form of terrace and balconies and also a communal open space are provided in a rooftop area.
The proposal provides 60 car park spaces (residential and visitor parking spaces) within basement levels. Vehicle and pedestrian access is proposed to Kern Avenue via a shared driveway and pedestrian entrance lobby.
The developers at
Hollywood Community Housing Corp state, “The building height of 5 storeys achieves the intent of the neighbourhood plan and zone requirements. The development would be a great opportunity for low and medium income groups in surrounding areas.’’

“Given the site is bounded by road and adjacent Major centre zoning on its low side (to the south) and Medium density residential zoned land on its high side (to the north), the proposed building height is able to sensibly address the local context while managing amenity impacts through building design”.

The proposal provides appropriate gross floor area (GFA) and site cover as per the local requirements.
