A new multifamily residential development has been approved for 12747–12749 W Mitchell Avenue, Mar Vista.

Designed by Breakform Design, includes the construction of a six-storey apartment building containing 19 residential units, replacing the existing residential buildings currently occupying the site. The development was approved under Los Angeles City Planning Case Number CPC-2024-26-CU-DB-PHP-HCA following a Conditional Use Permit application seeking a Density Bonus greater than 35% pursuant to Los Angeles Municipal Code (LAMC) Section 12.24 U.26. Four of the proposed dwellings will be reserved as affordable housing units as part of the Density Bonus request.

Project Design

Project documentation states the development has been designed to improve pedestrian activation along Mitchell Avenue, with a clearly defined pedestrian entrance separated from vehicle access. Landscaping, glazing, and bicycle parking are incorporated into the frontage design to support the public realm.

Architectural elements include metal panels, cedar cladding, stucco finishes, balconies, and floor-to-ceiling glazing. The building design also integrates landscaped planter areas and screening elements to minimise the visual impact of parking areas.

The project includes approximately 1,940 square feet of rooftop communal open space intended to support resident recreation and interaction opportunities.
