A development proposal has been approved for a new 22-story residential tower located at 638-646 South Berendo Street & 3273-3289 West Wilshire Boulevard, Los Angeles.

640 Berendo Street is located at the southwest corner of Wilshire Boulevard and Berendo Street. The 36,066-square foot split zoned site (0.827 acres) is located in the Wilshire Center-Koreatown neighborhood portion of the Wilshire Community Plan Area within the City of Los Angeles (“Project Site”).

Designed by HansonLA Architecture, the approved development seeks a new 22-story, mixed-income development containing a maximum of 343 residential units (a mix of studios and 1-bedrooms), of which 38 units will be Extremely Low Income Restricted Affordable Dwelling Units. The project site consists of three continuous lots and an existing commercial building, which will remain. The surface parking lot will be replaced by the proposed development.

 



The new Project will maintain the 2-3 story commercial building on the corner of Wilshire Boulevard and Berendo Street with approximately 33,057 square feet of commercial floor area. The Project proposes to reach a height not to exceed 265 feet as measured from the lowest point of the site to the highest building element. The total floor area of the Project will be approximately 207,160 square feet or 6.16 to 1 Floor Area Ratio (“FAR”).

Rooftop Communal Space

The average size of the studio units will be 380 square feet and 585-885 square feet for the 1-bedroom units. The 343 dwelling units will be mostly constructed on levels 3 through 21. The unit plan layout will maximize natural light for residents.

The ground floor includes a leasing office, a library, a business center, and a large lobby open to the second floor creating a functional and inviting space. The second floor provides long-term bicycle parking and a fitness center, and a 1-bedroom unit easily accessible from the four elevators.Residential Tower - W. Wilshire Boulevard, Los Angeles

The design features corner windows, projecting balconies, and vertical elements at the entrance. Drought-tolerant landscaping will surround the building. The Project accounts for 207,160 Sq.Ft. of floor area on a 36,066 sq.Ft site.
