A development has been lodged for the construction of a new 13-story commercial building for educational purposes, located at 6767 W. Sunset Boulevard, Los Angeles CA 90028.

The Applicant, with deep roots in the entertainment industry, seeks to integrate uses within a single campus to connect creative individuals from diverse backgrounds. The proposal is a 13-storey mixed-use office tower geared toward the entertainment and creative industries, comprising 503,520 square feet (sf) of flooring, divided among four shared floors, including a fifth-story open terrace courtyard.

The building is intended to include 432190 sf of creative office space (inclusive of 3310 sf lecture hall with 120 seats, 5330 sf retail/restaurant, and 66000 sf recording and production studio and ancillary uses.

Currently, the site includes a two-story shopping center at the corner of Highland Avenue and Sunset Boulevard, a single-story commercial nursery at the corner of Sunset Boulevard and McCadden Place, a single-story private school along Highland Avenue, two parking structures and a single story private school building. It is underutilized, with a substantial portion of the Site dedicated to surface parking and a plant nursery.

Designed by HKS Architects, the proposal seeks the construction of new commercial uses, including approximately 432,190 sf of creative office, 5,330 sf of retail/restaurant, and 66,000 sf of recording and production studio and ancillary uses, including a lecture hall, and an outdoor performance event terrace in the heart of Hollywood.

These uses would be allocated throughout a new approximately 503,520 sf structure with two interconnected towers—a 10-story tower and a 13-story tower with four shared floors— incorporating ground floor commercial space, including a restaurant and retail store, two levels of recording space, ten levels of office, and six levels of subterranean parking. Included among these uses would be the soundproofed, world-class music and production recording studios, as well as an event terrace.

The applicant states that “The Project will facilitate Hollywood’s adaptation to the changing needs of the entertainment industry to reinforce its image as the international center of the motion picture industry. The office spaces provided within the Project would serve to further develop Hollywood as a major employment center, and the retail and restaurant space on the ground floor would provide complementary commercial space to serve not only the offices and the artists but also the community.”

The project shall provide for a total of 1000 parking spaces, 288 short-term bicycle parking spaces, and 100 long-term bicycle parking spaces. 

 

 

 

The Project accounts for a total of 503,520 square feet of floor area on an 8,249.9 square feet lot area.
