A development application has been lodged for a Residential Building, located at 15 Street, Mission Dolores, San Francisco.  Pixxel18 Studio have proposed the layout, preserving much of the previous layout by using Lowney Architecture. As with the preceding new release, the outdoors might be clad with a mixture of HPS acrylic, aluminium panels, and perforated ornamental panels.

Development Details

  • Six-story condo complex
  • 48 apartments
    • 8 studios
    • 22 one-bedrooms
    • 22 two-bedrooms
    • 3 small rear backyard annexes with 4 apartments.
  • Yield approximately 45,400 rectangular feet.
  • Redesigned building
  • 52 units may be offered for possession.
The condo development was first proposed by the previous owner, Veev and gained approval back in July 2022. Since then, the project has changed hands, with the Toboni Group submitting updated plans. These revised permits received the green light from the city’s planning department just last month. As part of the changes, the number of affordable housing units on-site has been reduced from twelve to six. These homes will be reserved for low-income families, with eligibility based on earning up to 80% of the area’s median income, and will come with deed restrictions to ensure long-term affordability.

The newest plans reduce the number of on-site affordable housing units from twelve to six. These homes will be deed-restricted, ensuring they remain affordable for low-income households earning up to 80% of the area’s median income. The properties are located on 15th Street between Valencia and Guerrero Streets, placing residents in one of the city’s most dynamic areas. The neighborhood offers walkable access to Mission Dolores Park, retail shops, and dining options. For public transit, the 16th Street Mission BART Station is just two blocks away, providing excellent connectivity. This combination of affordability, convenience, and urban energy makes it a highly desirable location for future residents.
