A development application has been lodged for a Residential led mixed-use development, located at 400 – 432 S. San Vicente Boulevard, Los Angeles, California.

The site is currently improved by the existing Beverly Plaza Shopping Center and its associated surface parking lot, along with an adjacent commercial building and associated rear surface parking (22,266 SF) which will be removed to facilitate the development. The site has frontages to 4th Street (North)(98’-11”), an alley (east)(272’-8”) and South San Vicente Boulevard (west) (325’-0”).

 

Designed by Steinberg Hart, the proposal is an eight(8) storey mixed use development comprising Residential Units(127 units) along with units for Very Low Income Households (14 units)(15%), along with rooftop amenities for residents. The proposal achieves ground floor activation by two(2) commercial spaces at its ground floor.

The proposal has 180 car parking spaces comprising 74 for residential use and 106 for commercial use. The proposal also has 110 bicycle parking spaces comprising 98 for residential and 12 for commercial use. The proposal also has 15,149 SF of open space comprising Common Open Space(9719 SF), Private Open Space(3,000 SF) and Indoor Open Space(2430 SF).

Vehicular access to the site is obtained via two(2) driveways along South San Vicente Boulevard, comprising one entrance only and one full-access driveway. The primary vehicular entrance grants access to a porte cochere area at the center of the ground floor to access the residential lobby.

The planners state “The Project proposes to be constructed as a high-quality mixed-use building. The Project would be designed to relate contextually to its immediate neighborhood. The building massing is broken into three connected primary massing forms that relate to the proportions of the homes that line 4th Street and Colgate Avenue along the eastern edge of the Project Site. This massing strategy also creates relief along the San Vicente Boulevard frontage, resulting in a street wall rhythm that relates to development in the immediate neighborhood, including the 8500 Burton Way mixed-use building and the SLS Hotel located on the opposite side of San Vicente, and the parking podium for the Goodson Building immediately south of the Project Site. The building massing form also create opportunities for protected landscaped balconies that provides resident open space, helps to minimizes bulk on the street facing facades, and maximizes the opportunity for natural light and views to enhance the resident experience. A material palette of precise metal forms and natural wood complement the robust landscaping palette to create a unique building for the neighborhood.”

The proposed development has a floor area of 2,12,136 SF over a development site of 33,414 SF.
